CC - Narrative For Short PlatJ U L I E MRS Landholdings 1716 N Stagno Bello PL Eagle, ID 83616 June 28, 2022 RIVERS RE: Short Plat Recording For 1450 W Ustick Rd, Julie Rivers Office Condominiums To Whom it May Concern: The construction and use of the above -mentioned property is commercial office space. There are 8 newly constructed buildings with 4 separate office condominiums per building. There is a parking area that runs around the buildings with a landscape buffer surrounding the parking lot. These office units have been purchased by small and medium size businesses needing office space. All structures, parking and landscape areas are newly constructed. This project has been built in harmony with the City of Meridians comprehensive plan and in accord with its requirements and plan approvals. It also conforms with all requirements and provisions of the UDC and with acceptable engineering, architectural and surveying practices, and local standards. On March 91h, 2021, we received approval for a Development Agreement modification for the above mentioned use of the property. The original Development Agreement (AZ 14-007) was named the Sugarman subdivision and was approved on October 281h, 2014, between the city of Meridian and George Sugarman. The essential public facilities were already installed or available at the site at the time of this project was constructed and are adequate to serve the proposed plan. Therefore, the proposed use will not create excessive additional costs for public facilities and services and will not be detrimental to the economic welfare of the community but will improve the economic welfare.
