Dear Meridian City Council Members: Attached is our letter of concern regarding G20 LLC and DevCo’s request for modification to allow two-story construction within East Ridge 2. Since this is a development geared toward seniors, few that we know (and we are seniors ourselves!) are in the market for two-story homes. There are well over 200 new floor plans being offered in Meridian and altering any of the homes in East Ridge 2 will not, in any way, significantly increase the “quality and desirable housing opportunities” already available in the City of Meridian. This “small change” they are requesting will have a large impact on the residents already residing along the inner rim of East Ridge 2. When we considered purchasing on S Bosch Way in the East Ridge Subdivision, we were told the land above and behind the home was part of East Ridge and would include additional homes. We assumed those homes would be similar in size and space to those already built. The homes being built are patio homes. There will not be a single home built above and behind ours, there will be two directly behind us that will be 12 feet from the short, 5 ft. open wrought iron fence behind our home (and those on S Bosch and E Brace). Not only will two homes, windows and patios be looking down on and into our home, but the homes 5 ft. on either side of those along the rim will also ultimately be looking into our home and yard as well. Definitely not what we anticipated or would have hoped for. However, we were somewhat relieved and appreciative to learn that the city had mandated the homes be single story only. There is now a request by G20 LLC to alter the height of the homes being built in East Ridge 2 to two stories. Because of their location high on the rim (which is itself approximately two (2) stories high), the single-story patio homes will already be rising to the equivalent of three stories above our homes. Add a second story, and the roof lines will be looming over four stories above the homes below. Should any windows be added, no amount of shrubbery can afford our homes any privacy. DevCo’s letter for modification states that they ‘request this small change’ to the requirements. This is not a ‘small change’ to those who will be most affected. We respectfully request, and would be grateful for, the City Council denying the request to change the one-story requirements that were initially mandated and approved. If not throughout the subdivision, certainly along the rim abutting S Bosch and E Brace where the effect will be the greatest. We appreciate and thank you for your time and consideration.
