This Warranty Deed made this i day of November, 2021, between Nima, LLC, an
Idaho limited liability company ("Grantor"), and Animal Farm Real Estate LLC, an Idaho
limited liability company, whose address is 7080 N. Spurwing Way, Meridian, ID 83646
(together, "Grantee"), witnesseth:
That Grantor, for and valuable consideration, the receipt whereof is hereby
acknowledged, has granted, bargained, and sold, and does, by these presents, grant, bargain, sell
convey, and confirm unto Grantee and its successors and assigns forever, all the real estate
situated in the County of Ada, State of Idaho and legally described on Exhibit A, which exhibit
is attached hereto, incorporated herein, and by this reference made a part hereof.
Together with all and singular the tenements, hereditaments, and appurtenances thereunto
belonging or in anywise appertaining, the reversions, remainder and remainders, rents, issues and
profits thereof; all water rights and ditch rights (including stock in utilities with ditch or
irrigation rights); and all estate, right, title and interest in and to the property, as well in law as in
equity.
To have and to hold, all and singular the above -described premises together with the
appurtenances unto Grantee and Grantee's successors and assigns forever.
And Grantor and Grantor's successors and assigns shall and will warrant and by these
presents forever defend the premises in the quiet and peaceable possession of Grantee, Grantee's
successors and assigns, against Grantor and Grantor's successors and assigns and against all and
every person or persons whomsoever, lawfully claiming the same.
