Thank you for your comments regarding the Centerpointe development application. As this is an open application,
myself and the City Council should avoid making comments outside of the public hearings. So you are aware, as Mayor I
do not vote on development applications unless there is a tie.
Additionally I have copied our City Clerk and will ask that he include your email and this response in the record for the
public hearing on this project.

Mayor Simison and Council members:
My name is Steve Grant. I live at 1534 N. Leslie Way in Meridian. My property is adjacent to the western boundary of
the proposed project. I've lived there for 35 years. Over the past 19 years there have been several projects proposed
for this and adjacent parcels. Some have been completed...most have failed to materialize. I listened to the June 28th
hearing and I understand this will be heard again on July 12th. I have some thoughts and concerns.
When the Jackson Square subdivision was proposed my neighbors and I asked for a masonry wall to be built along the
western boundary of the project. They agreed and it was eventually built. As I'm sure you are aware, this wall does not
run all the way to Ustick. The Villasport sponsors agreed to extend the wall but of course now there are different
owners involved.
In a meeting April 13, 2022 with the current applicant, I asked them to extend the wall to Ustick. They agreed to
consider it but didn't make a firm commitment. Council members, please require completion of the wall as a condition
of approval. In addition I asked them to shield any parking lot lights so our property wouldn't be lit up all night. Please
make this a condition of approval as well.
During the hearing last week the parking lot west of Centrepointe Way was discussed at length. If the lot is assigned to
specific apartment units, it presents multiple problems that were outlined during the recent hearing. I support requiring

the applicant to reduce the number of units in the project so that this lot isn't needed to meet code
requirements. However I would like to see this lot built and used as an overflow area and perhaps for
visitor parking. Members of the council in last week's meeting suggested that instead of a parking lot on the west side
of Centrepointe that the applicant consider constructing townhouses. I strongly oppose townhouses being built
there. Much better to have a parking lot separated by a masonry wall than residences.
The concern about traffic exiting the project onto Centrepointe remains an issue. Residents leaving the area via
Centrepointe risk having traffic back up into the parking lot during peak hours as there is no right turn lane that would
help traffic move onto Ustick. It is approximately 200 feet from the parking lot exit to Ustick. This congestion won't be
relieved without structural changes to Centrepointe.
My thanks to the council for their thoughtful deliberation regarding this project. Something will eventually be built on
this parcel. It's an odd shape and shoehorning buildings and parking onto it should be avoided. Thanks for your
consideration.
