RE: Meridian City Planning and Zoning Staff Report for Alamar Subdivision (H-2022-0004)

Mr. Dodson,
Noble Rock Development has reviewed the commission recommendations and we agree with all of the
findings.
We would, however, like to discuss the second story deck requirement identified in Section VIII.A.1.c. We
understand that upper story decks are desired in multi-level apartment and condominium complexes, but
since Alamar Subdivision will consist of single family homes, we are questioning the need for a second story
deck in this environment. It is typical that these second story decks are rarely used by the owners of single
family homes and they also create a long term maintenance issue. We would like to request that this
requirement be reduced to 25% of the units abutting the streets, in exchange for having the front porch
requirement increased from 30% to 80% of the homes. Should we just bring this up during the hearing?

As a note, the attached portion of the sidewalk along Franklin Road is 7-feet wide which meets ACHD policy.
Sidewalks - This does not meet ACHD nor UDC standards for sidewalks along collector streets??? Arterial?

The request to modify the second story deck condition was not part of the motion at Commission so you will have to
specifically ask that Council modify that condition. I am fine with your request and will note that at the hearing once you
bring it up.

ttached is the staff report with the Planning & Zoning Commission’s recommendations for the
proposed Annexation and Zoning and Preliminary Plat for Alamar Sub, H-2022-0004. These
items are scheduled to be on the City Council regular meeting agenda on June 7, 2022. The
public hearing will be held at City Hall, 33 E. Broadway Avenue, beginning at 6:00 pm. Please
call or e-mail with any questions.
Jeff - Please submit any written response you may have to the recommendations in the report
to the City Clerk’s office (cityclerk@meridiancity.org) and myself (e-mail) as soon as possible.
Also, please submit any presentation for the public hearing to the City Clerk’s office no
later than noon (12:00pm) the day of the hearing.
