Broadway Ave., Suite 210 Meridian, Idaho 83642 RE: Lost Rapids Lot 8 Retail Building- CUP Submittal Dear Planning Reviewer, On behalf of Ten Mile Crossing, Inc., we are pleased to present the attached conditional use application for a new one story retail building at 3333 W. Chinden Blvd. (R5330760800). This submittal entails a one story building with associated site improvements and parking lot. The building provides accommodation for a dessert establishment on the west side of building with a drive -through window on the north side of building. The building will be constructed out of wood stud walls, with stucco field and stone accents as identified on the attached exterior elevations. The roof will be wood joists with White TPO membrane roof. The roof and mechanical equipment will be concealed by parapets. Cohesive Design: Forms and materials are carried around the building to provide a cohesive design. We are trying to continue some of the design elements from the Lost Rapids building on Ten Mile Road. Building Scale: The building provides human scale through door and window fenestration sizing, and also metal canopy overhangs. Building Form: The building is accentuated with four prominent corner features on the building, providing building modulation and visual interest. Parapets are varied in height. Materials: Please see exterior elevations for material call -outs. Parking Lots: Parking has been shown which incorporates landscaping islands, and perimeter landscaping. A drive -through is proposed on the north side of the building. Fire truck access is maintained via hammer head a turn around on the west side of the building as well as a looped drive in the parking lot.
