I think Planning Staff is favorable to the idea of the new storage buildings being an expansion of the existing self-storage to the south by realigning the access toward the north to serve the public works property, Mr. Bowman to the west and providing future access for the properties at the north. The existing driveway access to Ten Mile would be closed. We are not supportive of the configuration as it was proposed with the original submittal. This does complicate things, however. Most of the surrounding properties (except the existing self-storage facility) are presently in the City. In order to gain ownership of the public works driveway and incorporate it as part of your development, you need to revise the legal description to include this driveway piece into your ownership AND do a property boundary adjustment to change lot lines between the properties. In addition, there is some discussion between Public Works and Brighton Development regarding a potential land swap between the public works land and land west of that. I’ve copied Jon Wardle with Brighton Development so he is looped into this. What is being proposed is a significant change to the plans, and plan changes need to be to staff at least 15 days in advance of the hearing. Also, ACHD needs to be involved in discussions regarding the new access location. That said, I do not see this proceeding to the Planning Commission on June 2. I recommend you consider a continuance. Laurelei, As a follow up to our conversation I have attached a 3D model of the proposed site plan to this email for your review. I wanted to get this in front of you and Warren in advance of our meeting next week. 2 The concept is pretty straight forward. You deed us the road between our old property and our new property, and in exchange we dedicate effectively the same area to the city along our northern property boundary. Consider it a like-for- like swap, which allows the following:  Future access to northern parcels, thus reducing the need for curb cuts along Ten Mile.  Area(s) where water and sewer can be stubbed and buried for future development to the north, thus reducing the need for public taps within Ten Mile. We would incorporate this concept into our utility design and development agreements.  True continuity between our existing facility and our proposed expansion, providing for a more seamless integration. It’s a bit out of the box but we hope it’s an idea you will give serious consideration to.
