I talked to Tyson with Public Works about this.
I might have confused this issue.
There needs to be 6 ft of horizontal separation between the water and sewer lines. However, this will be service lines.
Therefore, an easement is not required to the City, only to the property of the new house you are building. That said,
you can run both lines along the east, and it’s fine to have the carport over them. I will mention this condition needs to
be stricken when I make my presentation tonight.

Hello Alan and Bill,
We really appreciate you meeting with us to talk through our plans. I apologize for not responding to this
earlier. Cindy and I read through this report last night and we do have some concerns. They are listed below
and we would appreciate your thoughts on them. If we need to delay this until the next City Council meeting
so that we have time to figure this out, that would be fine for us.
The staff report recommends that as a condition of approval, we grant a 10-foot sewer easement on
the West side of the property. But we have that large maple tree on that West side of the property and
saving that tree is a top priority for us. Instead we propose to widen the already proposed easement
on the East side of the lot from 10 feet to 13 feet (we have just that much space between the East side
of the lot and the existing carport). I know this would require alternate compliance (down from 15
feet) and the sewer and water line would have to be slightly closer than the traditional 6 feet or slightly
closer to the easement boundary. However, that seems to be the only solution that saves the tree.
Then there is the question of the sewer and water line for the existing house (north lot). Currently, the
sewer line exits to the ally but we are being asked to run a dry line from the existing house out
to Carlton. This would also have to occur on the East side of the lot as it would have to route around
the house. This is doable so long as we can run the dry sewer line under the carport. Is this within
regulation? I know that the easement for the new property sewer & water lines cannot have a
permanent structure on it. But this would be the main sewer line for the existing house so is it
permissible for it to run under its own carport?
Again, I apologize for these last-minute concerns.
