A parcel of land located in the Southeast One Quarter of the Southwest One Quarter of Section 27,
Township 4 North, Range 1 West, Boise Meridian, Ada County, Idaho, being more particularly described
as follows:
Commencing at the South One Quarter Corner of said Section 27 of said Township 4 North, Range 1
West,said point being the POINT OF BEGINNING;
Thence North 89' 35'49" West, a distance of 309.83 feet on the South line of said Section 27;
Thence North 00' 25' 00" East, a distance of 42.17 feet (formerly described as 55.25 feet);
Thence South 89° 17' 59" East, a distance of 20.00 feet to a point of curve on the easterly right
of way line of North Joy Street, as same is shown on the Plat of Black Cat Estates No. 2
(Subdivision), recorded in Book 32 of Plats at Pages 1945 and 1946 of Ada County Records;
Thence 31.43 feet on the arc of a curve to the right, said curve having a radius of 20.00 feet, a
central angle of 90°02' 25" (formerly described as 90°02' 30"), a chord bearing of North 44' 33'
45" West, and a chord length of 28.29 feet on said easterly right of way line of North Joy Street;
Thence North 00° 25' 00" East, a distance of 534.66 feet (formerly described as 534.83 feet) on
said easterly right of way line to a point of curve;
Thence 19.59 feet on the arc of a curve to the right, said curve having a radius of 25.00 feet, a
central angle of 44° 53' 26", a chord bearing of North 22° 51'44" East, and a chord length of
19.09 feet on said easterly right of way line to a point of reverse curve;
Thence 35.54 feet on the arc of a curve to the left, said curve having a radius of 45.58 feet, a
central angle of 44°40' 30", a chord bearing of North 22' 57' 58" East, and a chord length of
34.65 feet on said easterly right of way line to the southwest most corner of Lot 8, Block 2 of
Summerwood Subdivision, as same is shown on the Plat thereof recorded in Book 119 of Plats at
Pages 18408 through 18410 of Ada County Records;
Thence South 89' 15' 37" East, a distance of 289.66 feet (formerly described as 289.83 feet) on
the southerly boundary line of said Summerwood Subdivision to the southeast corner of said
Subdivision, said point being on the north-south mid-section line of said Section 27;
Thence South 00' 27' 09" West, a distance of 644.68 feet (formerly described as 644.65 feet) on
the westerly boundary line of Vicenza Subdivision, as same is shown on the plat thereof
recorded in Book 108 of Plats at Pages 15026 through 15028 of Ada County Records, and the
