Main Street Meridian, Idaho 83642 RE: Aviator Springs Subdivision — Final Plat Application Dear Planning Division: We are pleased to submit the application for Final Plat associated with the Aviator Springs Subdivision. The Project site is generally located on the west of McDermott Road, south of the McFadden Drain and generally north of the Eightmile Lateral between Ustick Road and McMillan Roads in Meridian, Idaho. The project consists of one parcel (Parcel No. SO432417350) comprised of approximately 40 acres.This application for Final Plat is for the first phase consisting of approximately 25.35 acres west of the future ITD Right of Way. There are two property owners associated with this final plat: • IAG Sky Pilot, LLC— Warranty Deed 1.pdf and Affidavit of Legal Interest 1.pdf • AG EHC II (LEN) MULTI STATE 2, LLC— Warranty Deed 2.pdf and Affidavit of Legal Interest 2.pdf The Final Plat is in conformance with the approved preliminary plat (H-2021-0065) and meets all conditions there of with the following exception: • The two commercial L-O parcels, B1 L9 and 61 L11, have been extended east to the ROW of N. Magical Creek Ave. resulting in the elimination of the common lots at the street frontage.These lots were extended to the ROW to ensure each parcel has street frontage for access.The common lot areas will be unchanged and will act as ACHD storm drainage swales. A storm drainage easement will be granted at these locations. • City/Agency Comments &Conditions o Planning Division: Noted and Addressed on Final Plat where applicable o Public Works: Noted and Addressed on Final Plat where applicable o General Conditions of Approval: Noted and Addressed on Final Plat where applicable The Final Plat is in conformance with all requirements and provisions of the UDC. The Final Plat is in conformance with acceptable engineering, architectural, and surveying practices and local standards.
