roadway. Buildings over 12,000 square feet shall be fire
sprinklered. The site plan needs approval from the fire
department for fire hydrant locations/protection prior to
construction.

Property is presently in unincorporated Ada County and is
designated by the Comprehensive Plan for Mixed Use Non -
Residential. Self -storage is one of the sample uses listed for
this designation.
Design should tie into existing development to the south —
variation in wall height, variation in materials, tie into existing
landscaping.
There are mature trees on site. Please be aware of the tree
preservation requirements per the landscape section of the
UDC.
Please note the City owns the driveway access to the south
of the subject parcel and the existing self -storage. You will
need to have an easement from the City to allow access
across this driveway. Please contact Warren Stewart at
wstewart@meridiancity.org regarding what would be
required for the access.
Please note the architecture and the screening walls should
be consistent in materials and design with the existing self -
storage.
A development agreement will be required as part of the
annexation.

Wastewater Plan Review Notes Tyson Glock • The site is split between two sewer sheds. The east half
goes to the existing Ten Mile Rd line. The west half goes
west and there is currently no sewer available. If sewer is
required for the property it must go to -and -through to the
property to the north (4115 N Ten Mile Rd) and be deep
enough to service all the way through to eastern half of 4315
N Ten Mile Rd.
• Flow is committed.
• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
• Ensure no sewer services cross infiltration trenches
