I understand we are on the same page with the Venable street section, the required buffer per the TN-R zoning district (I just need the plat to reflect the required landscape buffer easements), and the 10-foot pathway on the east side of Venable. The rest of the conditions you are noting will have to be discussed at the hearing and moving forward – Commission and Council will have to make the final calls, I just call out what is required. Joe As discussed yesterday the drawings submitted with this preliminary plat are the approved plans from ACHD and the city. Those plans are nearing completion. All the underground improvements are installed and many of the buildings are under construction. There are some items we cannot change at this point. Venable Lane is 29ft wide and I do have email from ACHD stating that is the approved street section. The sidewalk on the east side of Venable Lane has not be installed yet so we should be able to install the 10ft wide pathway. However south of Wrangher Street the location of the irrigation pump station and pressure irrigation lines will not allow for that pathway to be installed in the location. 1 Condition number 11. is requesting some changes that cannot be made. 11a. There is not 25 ft along Venable Lane for 25ft setback. But yesterday you explained to me that in this zone we only need 13ft which we can do. Condition 11 C. we can do the 10ft pathway along Venable Lane but not along the irrigation pump station. Condition 11 D. the buildings are under construction and removing the sidewalk does not help us with either of the conditions above.
