Broadway Avenue, Suite 102 Meridian, ID 83641 Subject: Pura Vida Ridge Ranch Subdivision No. 1 Request for Final Plan Modification File Numbers: FP-2021-0043 H-2020-0064 LDIR-2021-01 1 Dear City Staff, On behalf of the owners, Sunrise Rim LLC, Centurion Engineers respectfully requests approval of a modified lot configuration for Pura Vida Ridge Ranch Subdivision No. 1. The modifications are necessary to accommodate new product types for the townhome properties. The following lots have been adjusted to the new product type: • Lots 2 through 28, Block 1 • Lots 1 through 7, Block 5 The modified final plat remains in substantial conformance with the approved preliminary plat, Development Agreement requirements, and provisions of the UDC. The modifications do not increase the number of buildable lots. The proposed modifications result in an increase in the qualified open space (2,138 square feet). As indicated in the previously approved final plat, our understanding is that the temporary access easement is required at the start of phase two.
