This is allowed as long as the subdivision is less than four lots total. It requires a hearing with the City Council. • The applicant will be required to retain the services of an engineer or surveyor to prepare the plat. • 3rd Street in this area has been identified for future widening to a collector, and cross sections have been prepared.This section has been provided with this pre-application. • The applicant should expect at the least,they will be required to provide a 6'detached walkway and landscape buffer along E. 3rd • It is possible a sidewalk will be required along E. Carlton Ave. • UDC 11-2A-7 requires a 20' landscape buffer along collector streets. The walkway and landscaping can be within this buffer. • Setbacks within the R-15 zone district are as follows(street setbacks are measured from back of curb): o Street to garage—20 from local, 25 from collector, 5 from an alley o Street to living area— 10'from local, 20 from collector, 5'from alley 0 3' interior setback 0 12' rear setback • Access will be prohibited from E 3rd St. • Sewer is located in the alley south of the property. • Water is located in E. Carlton Ave. • A pressure irrigation system is required. Irrigation must be provided by surface water first,which sounds like is available to the South lot. City water or well can be used as a backup source for shoulder season. • Since there is only one additional residential unit proposed, no additional mains should be required; services alone can be extended to serve the unit. • Easements must be provided to ensure south property can ultimately get water service and sewer service through north property to Carlton, and north property can temporarily get sewer service through south property to alley. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
