Broadway Ave, Suite 102 Meridian, ID 83642 RE: Black Rock Coffee I SEC Victory & Eagle Roads Conditional Use Permit Dear Mr. Parsons: Attached to this letter is a Conditional Use Permit application for 0.84-acres south of Victory Road on the east side of Eagle Road. This application includes parcel R7877770010, Lot 1 Block 1 Shops at Victory Subdivision, zoned C-C. Previous applications with the City of Meridian include AZ-08-007, PP-08-006, and CUP-08-011. The proposed site plan is consistent with the previous applications and city approvals. Utilities are readily available to the parcel. Uses to the north include a pharmacy with a drive-thru pick up window; to the east and south is a residential home, and Eagle Road to the west. The applicant requests a Conditional Use Permit for a drive-thru use for an approximately 1975 SF drive thru coffee shop. The proposed drive thru location is approximately 250' from the pharmacy drive thru. Both drive thru windows are internal and not visible from the public streets. Access to the site is via existing access point to both Eagle and Victory Roads and internal driveways with cross access. ACHD confirmed a traffic study is not required.
