The position is that this is our preference for the location of the V-I structures. As there is a commercial pad being proposed at the Crosswind / Linder intersection, it makes more sense to have commercial and V-I around this entrance, verses people having to drive all the way down south into the development to get to Building H. Also, given the intent of mixed use is to encourage walkability and synergy, it would seem more logical for that to occur in and around the intersection (Crosswind and Linder) verses suggesting that would happen in and around the drive aisles or landscape buffer near Building G and H as is presently reflected. Regardless of the optics involved with traffic, we are not convinced there would be any additional impacts along Crosswind to the west as the only people going that direction would be going into that subdivision anyway, not typical customers. It is also not required to make those buildings three stories if that is the concern of neighbors. You could consider Building B being three Story VI and Building A being two stories VI. OR look at Building B being VI, with Building A being 2 story residential. Finally, the history has been that both Planning Commission and Council have expressed reluctance to give up too much commercial in this area. We have commented since the first pre-app that staff believes it preferable to have commercial along the arterial frontages and residential behind it. Either way, note something will have to occur with the “alley” at the north to meet code so a redesign is required on the north side of Crosswind Street.
