Joseph, Thank you for the comments. ACHD required the ROW of the cul de sac to be 50’, which it is. We can move the sidewalk in the lots with an easement without losing any of the area. I had the client review the buildability of the lots and he is comfortable we can have a product that will fit within the allotted seatbacks. Would you like me to change it to reflet the walks in an easement? Will see you tonight. I think this functions pretty well honestly. However, you can see the buildable area of a few of the lots is significantly diminished. Further, the cul-de-sac radius must be 48’ to the front of curb. So, its diameter to the back of sidewalk (what appears to be shown on the plat) must be a minimum of 106’. This requirement reduces the lot sizes even further; Commission and Council will call this out and may require a loss of more lots. Just want to be frank about that to ensure no one is blindsided tonight. I cannot add this to the record yet but I will present it at the hearing tonight as part of my presentation. The common lot along the creek accounts for the required 50’ setback from the centerline of the creek 2. We added a sidewalk along the edge of the back common lot tying to the bridge at the west end and the railroad right of way at the east end. 3. Since we are connecting through the back common lot, we removed the sidewalk along the private driveway and turn it into a landscape buffer Let me know if you have any questions.
