Cobalt Point Way - (ZV-2022-0005) Dear Ms. McLain: In response to your request for zoning verification for property located at 2135 S. Cobalt Point Way, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-G (general retail service commercial district). • The abutting zoning designations for the parcel listed above are C-G (general retail service commercial district) to the north, south, east, and west. • Current approvals on the site include: • File: CUP-05-010 – In May 2005, a Conditional Use Permit for a new childcare facility for up to 200 children in the C-G zoning district was approved. • File: CZC-05-140 – Certificate of Zoning Compliance to construct a new 10,000 square foot childcare facility was approved in July 2005. • The site was approved as part of a larger Planned Unit Development and is not located in any special, restrictive, or overlay district (Silverstone Business CUP-03-044). • The approved use is considered a conforming use and complies with the applicable zoning regulations. • In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning Compliance, and Administrative Design Review is required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. 02/22/22 ZV-2022-0005 2135 S.
