Final Plat Project Narrative
Biltmore Estates LLC hereby applies for a final plat with 38 total lots consisting of 33 single-
family residential lots and 5 common lots on 10.85 acres for Biltmore Estates Subdivision No. 4.
Originally annexed with an R-4 zoning as part of the Victory South annexation,the project will
connect to the existing sewer and water systems of the City of Meridian. Gross and net densities for
this phase of the project are 3.04 and 3.81 dwelling units per acre,respectively. The minimum lot
size is 8,040 square feet,with the average lot size being 11,443 square feet. Total qualified open
space is 0.82 acres, 7.6 percent of the site. Landscaping within the development includes
landscaped parkways and pedestrian pathways. The project has been designed to be compatible
with Kentucky Ridge Subdivision.
Findings for the preliminary plat were approved by the Meridian City Council on May 21,2014.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 14-1594,which was recorded as
Instrument No. 114007667. A development agreement(Instrument No. 2015-066091)has been
recorded for the project. Phases 1-3 of Biltmore Estates Subdivision have been recorded. A time
extension(TECC-202 1-000 1)was approved by the Meridian City Council, giving a date of
December 18, 2023,to obtain the signature of the City Engineer on the final plat.
