On behalf of Blodgett, LLC., we are pleased to submit the attached application and required supplements for a
short plat for the Budget Blinds Subdivision.
Site Information and Background
The subject property comprises approximately 1.76 acres identified as parcel number R5299430850 or Lot 41,
Block 49 within the Lochsa Falls No. 12 Subdivision. Lochsa Falls Subdivision No. 12 was recorded in 2005 and
included seven commercial lots and approximately 118 residential lots.The Lochsa Falls Subdivision was
annexed and zoned into the City of Meridian is 2002,file no.AZ 02-010.

Short Plat
In accord with City Code,the proposed short plat for the Budget Blinds Subdivision is a lot in a recorded subdivision;
has not been short platted or otherwise divided by Ada County Development Services; does not exceed 4 lots; is
not proposing new street dedication or widening; and there will be no impact to the health, safety or general
welfare of the city.This subdivision is in the best interest of the city as it will increase commercial opportunities in
this area of Meridian.

Conclusion
The Budget Blinds Subdivision supports the City's vision for growth by providing an additional commercial
opportunity in this area.The provision of two commercial lots in an area close to existing transportation
corridors and residential properties supports numerous Comprehensive Plan goals and objectives.The
proposed short plat is in compliance with City Code as well as previous approvals.
