Overland Rd Dear Ms. Allen: We are pleased to submit the above referenced Final Plat application for the Meridian Movado Village Subdivision (hereinafter the "Project" or "Development") on behalf of our clients, C4 Investments, LLC and Meridian Movado Village Investors, LP. Please accept this letter as the written narrative required with this final plat submittal. On December 20, 2016, the City Council approved the annexation, zoning, and preliminary plat proposals for this project, H- 2016-0112 with the requirement of a development agreement. The Development Agreement for the project was recorded on February 7, 2017 as Instrument Number 2021-102396 in Ada County and revised on March 21, 2017. The overall project encompasses 6.85 acres located on the south side of E Overland Rd along S Movado Way. The property has been annexed into the City of Meridian. Parcel #S1121221032 & S1121121012, owned by Meridian Movado Village, LLC has a C-G zoning designation. A Conditional Use Permit and Development Agreement Modification for these parcels was recorded on May 4, 2021 and July 6, 2021, respectively. Parcel # S1121121035 & S1121121015, owned by C4 Investments, LLC has a C-G zoning designation. The final plat and associated improvement plans are in substantial conformance with the approved preliminary plat. The improvement plans will also be reviewed by the following agencies as part of the approval process: • Ada County Highway District — for review and approval of the improvements to E. Quartz Creek Street and the onsite roads In summary, the final plat and improvement plans included with this submittal are in substantial compliance with the approved preliminary plat and CUP.
