Better lay out, thank you. Reminder that all units will needs
to have residential sprinklers installed unless secondary
access can be found.
Planning Review Notes Joseph Dodson
New layout, with or without duplex lots, provides better
circulation for site.
- Continue referring to Ten Mile Plan for how front loaded
homes should be constructed (i.e. garages pushed back
from entrance/living area).
- Staff support inclusion of third housing type of 4-plex lots
but recommends consolidating them into one area closer to
the central open space.
- Relocating 4-plex lots to be centralized could make better
use of site and provide better circulation for product type and
for Fire.
- 4-plex lots would require Conditional Use Permit for multi-
family residential. See specific use standards for those
requirements (UDC 11-4-3-27).
- Homes along Aviator may front along aviator and utilize the
public road as an "alley." Not required but is an option.
- DA Modification is required if multi -family is proposed in
order to update the concept plan. This would run
concurrently with the Plat and CUP for Multi -family.
- Please send any revised site plan to Planning prior to
submittal.

• Flow is 9,890 gpd greater then Master Plan. However,
capacity is available at this time.
• Sewer is coming into site at the Northwest corner. All sewer
manholes need to have an access path that meets City
requirements.

• Ensure that infiltration trenches are located so that sewer
services do no pass through them.
• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
