CC - Narrative km E N G I N E E R I N G September 27,2021 Project No.21-099 Ms.Sonya Allen Community Development City of Meridian 33 East Broadway Avenue,Suite 102 Meridian, ID 83642 RE: Prescott Ridge No. 1—Meridian,ID Final Plat Application Dear Ms.Allen: On behalf of Providence Properties, LLC., we are pleased to submit the attached application and required supplements for the final plat of Prescott Ridge Subdivision No. 1. The Prescott Ridge Subdivision preliminary plat was approved under file number H-2020-0047.A development agreement for the residential portion was subsequently entered into and recorded under instrument number 2021-132713. The final plat for the first phase encompasses approximately 27.42 acres of the overall site and includes 108 buildable single-family residential lots,24 common lots and 3 common driveway lots for a total of 135 lots.The average buildable lot size is 5,862 square feet.The gross density for this phase is approximately 3.94 dwelling units an acre,whereas the net density is approximately 7.43 dwelling unit an acre. We have included an exhibit depicting open space for this phase of development. Overall, 4.5 acres of open space is included, for approximately 16.4% qualified open space. The first phase will include a dog park and several open space lots. Primary access for this phase is via Rustic Oak Way from Chinden.The entirety of Rustic Oak will be constructed in the first phase of development to ensure a north-south connection to the subdivision to the south and access to the subdivision for emergency services.This phase will also include construction of local roadways stubbing to the south,east and west,and connecting with McDermott Road to the west. The final plat for Prescott Ridge No. 1 is in conformance with the approved preliminary plat and meets all required conditions.The final plat conforms with all requirements and provisions of the UDC and was prepared with acceptable engineering,architectural and surveying practices and local standards.
