Dear City Planner:
The following is a project narrative for Conditional Use Permit for a one-story multi-tenant Shell and Core
and associated site work located at 1492 North Webb Way, Meridian, Idaho.
The proposed project will take place on parcel: R7104250566, currently zoned (C-G) General Retail and
Service Commercial, which permits this type of use. The overall site is 5.308 acres however the project
site is .88 acres. The building size is approximately 9,800 square feet with only the building shell planned
for construction, the tenant improvement plans will be submitted at a future date. The related site work
will be newly constructed for the use of the retail shops and tie into the existing site work.
The City of Meridian's Unified Development Code section 11-4-3-11 A.1 outlines the requirement for CUP
approval for drive-through establishments within 300 feet of a residential district. Pad G is located within
44.7' to the north of a proposed multifamily residential district. A 6' tall sight obscuring fence will be
provided between the drive through lanes and window to provide privacy of the adjoining residential
district to the south. Our request for CUP approval is in direct response to how restaurant service tenants
have changed their service requirements to accommodate the current and ever-changing requirements
in the current health pandemic. Tenants are trending toward more online ordering and pick up in lieu of
the standard sit-down restaurant. This approval will allow for the greatest flexibility for the service
industry and the clients to utilize both sit down and to go orders.
