Alan, we have attached our updated preliminary plat. Changes have been made as follows: 1. Added a stub street to the north property line. 2. Adjusted the lots along the east side and increased the width of the common lot along the row of lots south side (we need to keep at least 30 width for this common area as it will contain the relocated Settlers Canal – the lot lines won’t align with the lot to the east of the project due to this). 3. Specific approval to locate some of the Settlers Canal on the property to the north has not been obtained as of today. Adjusted the lots along the north property line due to the stub street and moved the open space that was near the center of the row of lots to the west end to house the Settlers Canal relocation. 4. Relocated the remainder of the Settlers Canal to the south side of the road entering the property near the northwest corner of the project. This created another common lot on the south side of that north road with a small “flag” at the west property line to provide access to the existing home site lot. 5. We did not move the canal to the south of the existing home as it would place the canal in an area not near a street complicating any future maintenance on the canal pipe that may be necessary. One of our design goals was to keep the relocated Settlers Canal as close to internal roads as possible, when possible. 6. We re-proportioned lots along the south boundary west of the south stub street to increase the size. Please note there is one lot around a corner bend in the road in the subdivision to the south that is an “artificially” large distance along the subdivision boundary due to the corner bend in the road. The overall number of housing lots remains the same.
