The following is in response to comments received in a staff report dated 10.21.2021 from you to the
City of Meridian's Planning and Zoning Commission.The comments and responses below are numbered
to correspond to the order of the comments made in the "City/Agency Comments and Conditions"
section of the memorandum. For efficient communication, only the items altered in the revised sheets
dated 12/3/21 are described below.We appreciate the other comments and will address those at the
appropriate time with future final plat/construction document submittals.
Condition 1.0
"Prior to development of the M-E zoned portion of the site,the development agreement shall be
amended to include a conceptual development plan that is consistent with UDC standards and the
guidelines for development in the MU-N designation."
a. Noted. See added and revised sheets PP-11 and LP-01. A conceptual development plan for the
M-E research facility has been provided;this sheet includes dimensions, parking tables, and
keynotes to depict alignment with the city's UDC and comprehensive plan.
Condition I (ACHD Condition 7)
"Construct to [sic] cul-de-sacs at the terminuses of Street E and Street F with turnaround radiuses a
minimum of 50-FT."
a. Noted. See PP-07 and PP-08 for reference. Cul-de-sac dimensions increased to 50-FT.
Additional Comments
a. Fencing has been revised to comply with UDC. See LP-01 for reference.
b. Lot 11 Block 1 (Donation Lot) shall be constructed after additional access to the south is
developed.This lot is now labeled as "Phase 3"—See sheets PP-01 and PP-02.This will allow for
the development of all 93 residential lots with the constraint of the vehicle trips imposed by
ACHD.
c. Emergency Access Agreement between Aviator Springs Subdivision and West Ada School District
has been fully executed. Please find recorded original attached.
