MPD Plan Review Notes Scott Colaianni Police have no comments on the pre-application Planning Review Notes Alan Tiefenbach -The community plan recommends this property for mixed use non-residential. - Sample uses, appropriate in MU-NR areas would include: employment centers, professional offices, flex buildings, warehousing, storage facilities and retail, and other appropriate non-residential uses. -Zoning only the subject parcel to I-L but otherwise surrounded by commercial zoning would be spot zoning and not something staff would support. - Staff also has concerns with allowing this use in the center of a commercial development. - Staff would be more receptive to the applicant rezoning the parcels on the west side of N. Burley, as long as the industrial zoning was directly adjacent to the existing I-L zoning to the north. If the applicant can only secure one parcel, the northern one should be the one rezoned to 1-1. - Rezonings are required to go to Planning Commission and City Council in a public hearing. - If the rezoning were approved, a Certificate of Zoning Compliance (CZC)with Design Review (DES) is required prior to building permit.
