I need a detailed phasing plan and it needs secondary
access OR everything needs residential sprinklers installed
in them.
As discussed in the pre-app meeting, provide multi -use
pathway connecting west from the Farr Lateral out to S
Recreation Ave (Discovery Park). Applicant has also
proposed a pathway along the west side of the Farr Lateral,
extending north to Lake Hazel Road. Dedicate 14' wide
pathway easements for all pathways located on private
property. If permission is obtained from NMID to locate any
of the pathways within irrigation district easements, provide
license agreements to tie these segments to the City's
Master Pathway Agreement.

Planning Review Notes Alan Tiefenbach The property is zoned R-4. This requires a minimum lot size
of 8,000 sq. ft. and minimum 60' lot frontage. Many of the
lots do not meet these requirements. You will need to either
adjust the plat or apply for a rezone.
Future Land Use Map recommends the property for Medium
Density Residential — 3-8 du/acre.
Staff will request the applicant explore stub streets to the
east and the south. Please work with the developer of the
Keep to the east to in regard to aligning with E. Wickham
Street and JUB Engineers fo the property to the south. A
recent pre -application was just completed to subdivide this
