Complex PP-00-021); FP-03-001 (Lot 4, Block 1 -per the plat, all lots in the subdivision are required to obtain CUP prior to construction
commencing on the lots—w/re-subdivision that requirement will be removed); Hickory Apartments(H-2017-0165—RZ&CUP)-Denied
Additional Meeting Notes:
■ Amendment to the Future Land Use Map in the Comprehensive Plan to change the land use designation from Commercial to
Medium High—Density Residential (density should range from 8-12 units/acre) (As an alternative, rezone to C-C or C-G for a multi-
family development which requires CUP approval in C-C or C-G and apply for a short plat to condo the airspace of each unit.)
■ Rezone from L-0 to R-15 for the development of townhomes—single-family attached &townhouse dwellings are principal permitted
uses in the R-15 district.
■ Preliminary plat to re-subdivide property; comply with the dimensional standards of the R-15 district in UDC Table 11-2A-7 and the
subdivision design&improvement standards in UDC 11-6C-3C
■ The existing plat(Mallane Sub)depicts a 10'PUDI easement&25'landscape easement along NW boundary&a 10'PUDI
easement along west&north boundaries;a sanitary sewer, water main&public utilities easement is depicted along east boundary.
■ Private streets are required to comply with the standards listed in UDC 11-3F-4—it's not the intent of the UDC to approve private
streets for townhouse developments other than those that create a common mew through the site design or that proposed a limited
gated residential development per UDC 11-3F-1.Applicability may be extended where the Director or Fire Marshall determines
private streets will enhance the safety of the development. Provide iustification for private streets in application narrative.Alternative
Compliance may be requested to the standards in UDC 11-3F-4(private streets)and 11-6C-3(common driveways)—see UDC 11-
5B-5 for more information on alternative compliance requirements/process.
■ Lack of parking for quests is a concern; adequate parking s/b provided on the site to accommodate the needs of the development.
■ The design of the townhomes is required to comply with the standards in the Architectural Standards Manual; submit concept
elevations with application that are consistent with these standards.
■ Work with Terri Ricks or Ryan Beecroft in Land Development on addressing for the units.
Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To
avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application
to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City. Please contact Mindy Wallace at 387-
6178 at ACHD for information in regard to a TIS, conditions,impact fees and process.

Submit an electronic version of the construction drawings in PDF format.
Submit an AutoCAD file in compliance with the Specifications for Project Drawings as
listed on the next page.
Engineering construction drawings will need to show streets,water, sewer, sidewalks,
Irrigation, onsite stormwater system, and other public improvements.These drawings
must be stamped and signed by a registered engineer/surveyor in the State of Idaho.

Auto CAD Standards
All drawings shall be delivered 100%AutoCAD DWG format and 100%editable,but at the consultant's discretion,
may be submitted in an un-editable media like CD-ROM. Both Digital and Hard Copy documents shall match.
Record drawing items must match their true location.
Survey
Topographic surveys shall be delivered in NAD 83 Idaho State Plane west zone coordinates modified to the Ada
County Local GIS Coordinates (Horizontal), NAVD 88 (vertical). Both Horizontal and Vertical information must
be accounted for.

Item Formatting
Use thinner line weights and lighter colors for existing items.Lines must connect and if part of a polygon snapped
closed.Use blocks provided in the template drawing for points. Please refer to sample drawing. In AutoCAD
terminology,a closed line is a polygon.
Appendix A: Company Templates
Company templates were added to the Public Works AutoCAD standard to allow companies that already have a
design standard in place to continue to use that standard,provided that the necessary information is present and can
be extracted.If your company does not have a standard in place the Public Works Department has created a template
that follows this guideline to help your company comply with the standards more easily.We encourage you to take
advantage of these resources.
The Meridian Public Works Department will make every attempt to use your company's existing standard.However
there are several requirements that must be met and may require a change in your company's template.These are
outlined below:
• File Names must define project and status in planning process
• Items of different types/size must be discernable from each other
o Sewer lines broken out by size.
• Survey Projection must conform to location of project
o Correct UTM Zone for Ada County
• Lines must be snapped and closed and solid
o No text breaking up the line
o This is for water and sewer modeling purposes
Company standard must be compatible with the Public Works GIS Processing.The above guidelines will help your
standard complete the standards approval process more easily.Remember your company standard must be pre-
approved before drawings will be accepted.If your company has not completed the pre-approval process all
drawings must comply with the Meridian Public Works AutoCAD standards in order for drawings to be accepted.
