Thank you for reaching out to the City to express your concerns regarding a development application; resident

The Lennon Pointe project was originally scheduled for the November 18 Planning and Zoning Commission meeting,

never November 4. We have to continue the project to December 2 because of a project description error on my
part, as the planner. I missed a building lot and once a project is noticed for a certain number of lots, it cannot be
increased without renoticing.
I caught my mistake too late to keep the hearing date next week and thus, a continuance is required to conform to code.
Hopefully the City’s quick response to my mistake (thank you City Clerk’s office) has offered the neighboring

communities ample time to realize the date change to December 2.
If you have any specific questions about the project, please direct your questions to me as I am the project planner.

We are concerned with the Proposed Development at 1515 W. Ustick Rd. in Meridian. We understand
the land consisting of eight acres has been slated for multi-use development since 2005 with designated
commercial area, road entrances, and exits having already been discussed with fire & police
departments for their use.
We ask that you consider Multi-Use Development in the form of designating Single-Family Detached
Homes for this housing portion of this development which will best blend with our Creason Creek &
surrounding communities. We are California transplants that followed our family members - long-time
residents of this area - to Boise/Meridian, deciding to invest our hard-earned money for a very nice,
comfortable home in the Community of Creason Creek. We were very involved with politics in CA, and
now proudly registered voters in our new community of Meridian.
We are very concerned about the property along Ustick Road being transformed into multi-family
dwellings that will decrease our home values, thus impacting our family wealth and retirement.

We request that you consider your decision to support the housing portion of this development for
construction of only single-family detached homes. This provides for a more unified, seamless corridor
and environment consistent with our community. Even as you consider density requirements for this
development, it can be achieved with a proposal of six detached, single-family homes per acre. This
compromise seems reasonably doable for our community.
As we discuss with our community this pending development, several families have decided to sell their
homes instead of fight. We believe that this will change the community forever as we are losing good
neighbors because of your decisions.
The Proposed Units are 10 Feet from our Backyard with their Front Doors facing our Backyard Property
Line. We are asking the Builder to Plant Numerous Large Trees (over 8 feet in height) & Bushes which
provide all year foliage & won’t uproot our vinyl fences for increased Privacy & Noise Control.
The mixed-use development at 1515 Ustick Road will bring:
1. Increase in Traffic, Noise, Congestion, Pollution, & Crime.
2. Decrease in Home Values.
3. Negative Impact to our Community that will be in perpetuity.
We have also found there to be inconsistencies shared about this planned development. The Builder &
Architect said they are constructing building that are four stories tall, with two-story condominiums, yet
city staff has shared that the buildings are three-stories tall that set aside commercial area on the first
floor with vertical integration.
As we represent many homeowners in our community, we ask that you say “no” to multi-family
development. We ask that our voices be heard and request that the city planning commission change
the development to reflect Single-Family Detached Homes for the sake of our community.
