The site is located on the northeast quadrant of Ten Mile and 1-84, in Ten Mile Crossing. This development's location serves as a gateway to Meridian and the growing Treasure Valley. The development is being planned as such, with a mix of commercial offices and healthcare, among other future uses. Office Building 4 is designed to be integral and cohesive to this development. There is consistency in the materiality and architecture, while varying the appearance of individual buildings. Additional architectural features have been added to delineate entry points and add additional character to the building facade as it sits on the primary corner of the development. Office Building 4 will be of similar scale to adjacent planned office buildings. The Office Building 4 form is similar to existing and proposed adjacent office buildings. It utilizes an efficient rectangular form with added architectural elements to delineate entry points architecturally. The buildings orientation minimizes east and west sun exposures and gives definition to all elevations as none of them are considered a "back". Horizontal and vertical shading devices were added on the east, south and west facades to add depth, shadow lines, and help with the performance of the buildings HVAC systems and solar heat gain. High performance glazing maximizes daylight within the space while taking advantage of 360 degree views. LED accent strip lighting is utilized around the perimeter to subtly highlight architectural elements and add visual interest at night. A masonry base grounds the building while providing a more durable material adjacent to higher traffic exterior areas and moisture areas. Primary building entries are located with two points of entry in mind. The main north east entry and porte-cochere are located on the corner guests and patrons will enter the site from. This will serve as the main visitor entrance to the building. The second south entry will serve mostly as a staff entry and is located by a vertical stair tower. Additional materials and textures are located around these entries for extra richness and character to the experience. Building massing, materiality and proportions work together to create a unified building with a modern, clean aesthetic. cushingterrell.com HORROCKS E N G I N E E R S June 15, 2020 Meridian City Planning Division 33 E.
