Dear Jody Wolters:
This letter is to confirm that the Director approved your Certificate of Zoning Compliance
Change of Use application for the sale and minor service repair of recreational vehicles
(motorcycles, dirt bikes, scooters, and ATV’s) on the subject property, zoned C-G (General
Retail and Service Commercial District). The proposed use is subject to all previous conditions
of approval associated with this site (CUP-00-019; CZC-00-057; CZC-07-08).
The applicant will not be using a display area outside of the shop area, as there is not street
visibility due to the building residing behind another building that fronts E. Watertower Street.
All inventory will remain in the building except when test driving or operating the vehicles.
Most of the business will be generated via internet and social media marketing. A majority of the
inventory will be housed at a separate storage location. All minor service or repair work will be
completed inside the building. Note: No exterior modifications are approved with this
application.
This approval is subject to compliance with UDC 11-4-3-38, Vehicle Sales or Rental:
A. Vehicle repair may be allowed as an accessory use, subject to the standards for
vehicle repair, major and minor, in the district where the use is located.
B. Inoperable or dismantled motor vehicles shall be stored behind a closed vision fence,
wall, or screen or within an enclosed structure and shall not be visible from any street.
C. Automotive sales and rental areas shall be subject to the minimum perimeter
landscape requirement of parking areas in chapter 3, article B, "Landscaping
Requirements", of this title.
D. In addition to chapter 3, article B, "Landscaping Requirements", of this title, one
square foot of landscaping for every fifty (50) square feet of vehicle display area shall
be provided.

E. Vehicle display pads are prohibited in the required landscape buffers.
F. Vehicle display areas shall incorporate design features including, but not limited to,
landscape islands, curbing, and pedestrian walkways, that define main drive aisles
and internal circulation patterns. (Ord. 14-1592, 1-21-2014)
Additionally, this approval is subject to compliance with and UDC 11-4-3-37, Minor Vehicle
Repair:
A. Where adjoining a residential property or district, all repair activities (including, but
not limited to, open pits and lifts) shall occur within an enclosed structure.
B. Inoperable or dismantled motor vehicles shall be stored behind a closed vision fence,
wall, or screen or within an enclosed structure and shall not be visible from the street.

Please contact Building Services and the Meridian Fire Department for specific permit and code
requirements.
The applicant, Director, or a party of record may request City Council review of a decision of the
Director. All requests for review shall be filed in writing with the Planning Division of the
Community Development Department on or before October 7, 2020, within fifteen (15) days
after the written decision is issued, and contain the information listed in Unified Development
Code (UDC) 11-5A-6B.
If City Council review of the decision is not requested, the action of the Director represents a
final decision on a land use application. You have the right to request a regulatory taking
analysis under Idaho Code 67-8003.
