Narrative #2 1101 West Grove Street, Boise, Idaho 83702 | 208.690.3108 | pivotnorthdesign.com 1 October 13, 2020 Project: Sweetwater, 100 S. Meridian Rd., Meridian, ID 83642 This project is located at the 0.79 AC vacant lot south of Mountain America Credit Union on Meridian Road. We are proposing a 3,465 SQ FT automated carwash building. The car wash tunnel of 2,375 SQ FT will be located on the north half of the building; with the remaining building containing the equipment room, office, restroom, and small customer lobby. The remaining site will be occupied by parking/vacuum stations and vehicular circulation. There are two easements on the property along the south and west for access to the adjoining properties. We have situated the building and services outside of these easements. Trash collection and employee parking will be in the southeast portion of the site. There will be a tower element in the north west & east corners of the building to highlight the entrance and exit of the car wash tunnel. These towers will also be the primary locations of signage for the project once further developed. The towers will also be an accent color of “white” with the material being a vertically ran metal panel like a standing seam profile. The main body of the building will be a heavy-duty aluminum panel siding mimicking wood paneling. The siding will be 6” wide and have a small ‘V’ groove where the panels meet running horizontal. Breaking up the aluminum siding will be accent wall “panels” that will be located a minimum of 4-6 inches from the aluminum siding. These “panels” will have a base material of a CMU wainscot that is roughly 3 feet high. The CMU material will be a ground face block, this will show the aggregate in the CMU which will add a visual texture to the material. Above the CMU will be a light gray metal panel with a horizontal groove in the panel. The accent “panels” will have a height of 18 feet, with the aluminum siding having the height of about 16 feet. In the southeast corner of the building is the entrance to the office/lobby space of the building. This is highlighted with storefront and being all of the aluminum siding. This is also located adjacent to the pay stations and entrance to the wash tunnel. On the north side of the building there will be storefront windows between the accent panels, these will be used to highlight the car wash tunnel. Accent lighting on the building will also be located at these windows during the night. There will be a metal awning protruding a minimum of 3 feet from the building on the east and west sides of the building. This awning will provide coverage over the doors to the office/lobby space as well as the service doors to the equipment room. Along the south side of the building this awning will protrude 5-8 feet over the parking stalls next to the building. Doing this will eliminate the need for individual support structures for the car vacuum stations at each parking stall. This awning will also have lighting inside it to illuminate the walkway from the lobby to Meridian Road on the west side of the property. The parking for this project will also work as vacuum stations on the south side of the building. There will be support posts at every other parking stall to support the extended length of the awning. For the parking stalls/vacuum stations on the south side of the parking area, these stations will be served by pre-manufactured vacuum stations that will connect into a central collection station on the east side of the parking stalls. The vacuum stations and collection station will be colored to mimic the colors of the building so they will appear to be an extension of the building rather than an afterthought. There will be 2 employee parking stalls located in the southeast corner of the side next to the trash enclosure. We are requesting alternative compliance for the landscape buffer along Meridian Road. The existing buffer is 19-feet wide and we are proposing the buffer be left as is due to site constraints. The buffer is currently planted with three trees, around nineteen bushes and grasses and is covered with half turf and half landscape rock divided by concrete landscape curbing. Additional trees will be added to meet tree requirement as well as additional bushes and perennials will be planted around the proposed monument sign. Please refer to the landscape plan attached.
