Hi Stephanie,
I’ve concluded my review of the CZC/DES application and need the following items:
· elevation for trash enclosures depicting building materials/colors
· Revise the site/landscape plan as follows (per the CUP conditions):
o Depict a tree and planter area at the west end of the row of parking on the southeast side of the clubhouse.
o Provide additional bicycle racks between Buildings C & D and D & E and for Building I.
o Depict location of dog waste & washing stations – is the area going to be fenced? If so, depict fenced area that is 5,000 s.f. in area.
o Depict details for site amenities (i.e. a plaza with outdoor seating, BBQ and tables & a neighborhood business center in clubhouse that complies with the standards below – as proposed at the hearing). (Key Notes #4 & #5 state, “final design to be
established prior to final permit submittal” – details need to be submitted now and notes need to be revised).
o Relocate the fence along the east boundary of the site a minimum of 5 feet from the back side of the sidewalk (i.e. south of the east/west driveway between Buildings H & I).
o Include detailed parking calculations that demonstrate compliance with the standards in UDC Table 11-3C-6
o A 10’ wide minimum building setback is required from the property line per UDC 11-4-3-27B.1 – the NWC of Building F doesn’t meet the minimum setback
o Depict location of bus stop per VRT’s email
o A minimum of 80 s.f. of private usable open space is required for each unit per UDC 11-4-3-27B.3 – The 3 internal units on Building Type 3 don’t appear to comply
o Depict location of mailboxes
· This property isn’t eligible for building permits until the plat records (or a PBA is approved and a ROS recorded for the current configuration of the property). Is the property boundary shown on the site plan & landscape plan exactly the same as that on
the final plat? If not, include any revisions in revised plans.
· Warranty deed in GFI’s name instead of Costco’s (submit when you get it once the FP records)
· Please ensure future structures along Lost Rapids Dr. comply with this standard (the renderings appear to, just want to make sure):

Hey, did you check with Valley Ride to see if an ADA bus stop is needed on this site? The DA requires written documentation from them to be submitted addressing this.
