Subject: Design Review Narrative
The project is the remodeling of an existing building at 3449 Copper Point Dr in the Silverstone
Corporate Center. This building was originally designed to match the architectural style and scale
of the surrounding buildings and create a cohesive aesthetic for the complex. The scope of work
for the project is primarily an interior tenant improvement, however, there are a few items of
exterior work as follows:
Repair and Repainting of the Building Façade
The building façade is constructed of tilt-up concrete panels with a “drivit” cornice and bronze
anodized aluminum storefront entries and windows. All the existing façade materials will remain.
After items or deferred maintenance (i.e. failed sealants, panel cracks, deteriorated doors, etc)
are repaired or replaced, the façade will be cleaned and repainted/recoated. The existing lighting
locations on the face of the building will be retained but updated to utilize more modern technology
and signage will be replaced in the same locations for the new tenant.
Repairs and ADA Upgrades to Existing Parking
There will be modifications to (4) areas on the site to upgrade the ADA accessible parking spaces
and adjacent ramps near the primary entries. The remaining existing parking area layout and size
will not change but the entire paved area is to be restriped and resealed.
Repairs and Upgrades to Landscape and Irrigation
The sizes and locations of the landscape area will not change. These areas will be updated to
remove dying foliage and replace with a new vegetation. The existing irrigation system is to remain
and elements to be replaced/changed as necessary to maintain system and adapt to new
landscape plan.
Replacement of Patio Cover and New Smoking Shelter
The patio cover will be connected to the building and will be a replacement roof structure for the
existing patio roof. This will be done to update the overall aesthetic of this area and create a more
usable space. The smoking shelter will be located in the Southeast corner of the site against the
existing concrete retaining wall. The style of this structure will resemble that of the patio cover
and create cohesive between the two structures.

Both the patio cover and smoking shelter will be constructed of pre-finished aluminum columns,
beams, joists, roof panels, and lattice as shown. The patio cover cannot be seen from the street
and the smoking shelter will be located over 400 feet from the street, at the back of the lot.
