Dear Community and Development Staff,
Idaho Central Credit Union is proposing a 2-story 19,200 square foot office building on a 2.03 acre site
located at 71 South Innovation Lane on the Southeast Corner of West Franklin Road and South Ten Mile
Road. The site is composed of 3 Lots (9, 10, 11) that have been consolidated into a single parcel
(R8483020015) zoned as C-G.
The ICCU Building Ten Mile and Franklin is sited at the Northwest corner of the site with frontage along
both motorways. The building addresses both motorways and offers pedestrian access to the site from of
each street frontage to one of the two public entrances. The proposed location of the building creates a
buffer from traffic with the primary pedestrian entrance on the East elevation.
Access to the site will be through a private drive lane connecting to the existing ACHD right of ways on
Innovation Way and W. Peak Cloud Lane.
The building’s architecture promotes a modern aesthetic with clean massing and simple lines. Bands of
storefront windows are utilized to create transparency, rhythm, and scale between stories. A variety of
exterior cladding materials are also being proposed to create visual connections to other buildings in the
surrounding area. Some of these materials include composite metal panel, concrete masonry units, and
exterior insulation and finish system. Vertical circulation towers provide elevation variation and create
visual prominence for the entries. The entries are covered by single story canopies to bring the façade
down to a pedestrian scale.
Building lighting will be incorporated to highlight the vertical stair towers and promote safe pedestrian
circulation at the entry canopies after daylight hours. The size of the building signage is proportionate to
the building height and incorporated into the architectural fenestration.
