Thank you, Travis Gold, Associate (714) 402-1652 Narrative: The proposed approximately 141,360 SF E-commerce delivery station is located just north of Franklin Road between N Ten Mile Road and N Ward Lane. The concrete tilt warehouse building is in zoning district I-L and follows the intent of the design criteria as noted in the included Design Review Checklist for Non -Residential buildings. The use of architectural building elements, site elements and landscaping, which are all identified and described in the colored building elevations, site plan, landscape plan, etc., fully explain the cohesive nature of the design through scale, building form and materials. Below, please note the specific sections where we are requesting Design Standard Exceptions. Design Standard Exceptions: 5.11J `7n Industrial Districts, untextured concrete panels and prefabricated steel panels are prohibited as facade field materials facing arterial and collector roadways, or public spaces, except when used with a minimum of two other qualifying field materials and meeting standard fenestration requirements. Concrete panels that do not exceed three (3) SQFT without a patterned reveal or modulation break may be considered textured. " Reason for requested exception: The building fagade that faces the collector road is the South building elevation. This is also the truck dock and the use of the truck dock does not lend itself to horizontal articulation in the plane of the wall to allow for trucks to successfully berth. The facade maintains the overall building architecture and frequency of the horizontal and vertical reveals as seen throughout the exterior of the building — adding additional reveals on this elevation to limit the smooth portion of the wall to less than 3 sq ft would require many more reveals in both directions. The additional reveals would not only not align with the rest of the building architecture, but it would degrade the architectural experience as the reveals would be overdone. Relationships. 5.3113 "For industrial district properties, will -call and roll -up doors are allowed when integrated into the building design, but loading docks are prohibited. Consider material variation, transitions, modulation, and other architectural features and standards for the design." Reason for requested exception: The South elevation of the building, facing the new collector road is the proposed truck dock. While the layout of the site lends itself to the most economical design and circulation for the fleet and associate traffic, we are proposing a heavily landscaped visual barrier between the loading dock and the street — refer to landscape site plan. Additionally, the loading dock drive -able surface is lower than the adjacent street grade which assists in screening the dock from public view. We believe the intent of the code is being met to visually obstruct the loading dock from the public view by strategic use of both landscape screens and hardscape grades.
