The refined final solution optimizes project value to the school district and community. Following selection of the preferred concept individual focus group meetings were held to detail the design for individual spaces. Finally, engineering concepts were integrated into the design and Bouma USA prepared a cost estimate to verify budget compliance. Exterior Design The exterior design of the building was carefully chosen to provide cost effective and durable solutions that met the City of Meridian Architectural Standards. The exterior consists of painted textured cement board lap siding, prefinished metal panels, and clear anodized aluminum storefront system for points of entry. Paint selections were chosen to accent the natural surroundings and tie in the exterior landscape design. The main facade has both vertical and horizontal accent trims painted in contrasting colors. These accent trims are a key building design element that creates visual curb appeal and a consistent theme to the overall building design. Darker paint colors are used on the lower 42” of the design to visually anchor the building to the ground. This darker color scheme is continued throughout between the buildings vertical modulation. The existing main entry locations are identified by exposed heavy timber supported canopies. The support timbers are the main focal point of the buildings overall design, rotating upwards as they attach to the floating steel canopies above. The height of the canopies also provides natural solar control for the second-floor spaces. 100 Grandville, Suite 030, Grand Rapids, MI 49503 616.458.5554 henricksonap.com Page 02 Windows and exterior glazing are arranged in a rhythmical pattern throughout the buildings design, integrated with the vertical trims and accent paint colors this creates additional focal points on the longer facades. Along with vertical modulation, the larger panels of glazing on the second-floor allows for additional natural light in stairways and interior corridors. Building Site The buildings existing landscaping includes existing old growth trees to remain and integrate into the parking areas. Landscaping around the building includes both flowering and shade trees, a variety of shrubs, and low maintenance areas. Parking areas are located to allow for full views of the building’s façade when approaching the two main entry points. At the time the original 68,134 sf building was approved, 167 parking spaces were provided, 30 more than what was required by the ordinance in place at the time (1 space per 500 square feet of gross floor area). With this addition, the square footage of the building will total 101,377 sf, requiring 253 parking spaces (1 space per 400 square feet of gross floor area), which would require the addition of 86 spaces to the campus. For this project, the School is asking the City to grant an exception for the additional 86 spaces required by code, as they are requesting to defer these spaces to the future by placing them into a development agreement with the City. As such, no additional parking is proposed as part of this project. 5.5'57.2'113.8'35.8'3.0'28.5'10.5'11.2'191.2'3.0'9.5'12.0'33.1'79.0'12.9'0.7'63.4'0.7'WEST AVIATOR STREET CT CELL TOWER45'48'35.88'GM EX RIGHT OF WAYEX RIGHT OF WAYT G G G G ELE ELE ELETRF TRFTRFTRF EXISTING WIRE FENCEFLAG POLE 5' PARKING SETBACK 5' PARKING SETBACK5' PARKING SETBACK25' LANDSCAPE SETBACK5' PARKING SETBACK5' PARKING SETBACK20' STREET LANDSCAPE & BLDG SETBACK25' STREET LANDSCAPE &BLDG SETBACK S00°36'41"W 55.00'N89°15'44"W 205.84'S00°36'41"W 155.88'N89°09'23"W 102.95'S00°36'41"W 411.41'N00°38'26"E 116.50'N89°15'44"W 90.18'25' LANDSCAPE SETBACK25' LANDSCAPE SETBACK5' PARKING SETBACKS89°15'37"E 94.13'S82°16'35"E 8.17'N00°34'50"E 810.74'151.87'N89°15'44"W S89°15'44"E 470.53'5' PARKING SETBACK5' PARKING SETBACK5' PARKING SETBACK5' PARKING SETBACK 9101615CR 2018-016068WEST FRANKLIN ROAD (US HIGHWAY 30) (WIDTH VARIES) WM WM WMWVN.
