Project: Campania Office Complex
Narrative
The Campania Office Complex was approved in June of 2005 and consists of seven buildings – four of
which have been built. This application is with regard to the remaining three structures that are yet to be
built.
The original concept of the commercial development was to evoke an Italian community, with rich
materials and ideal views that would be an optimum place to conduct business – both as provider and
consumer. The buildings were laid out to have multiple facades that spoke to the pedestrian, with angled
or recessed entries, warm wood accents, textured stone, curved planes and large open fenestrations. The
roofline of each building helped to define the entries as well as provide visual interest with variation in
height and structure. None of the buildings were to be identical but were to contain a similar language to
show unity.
With the modification we are requesting for the last (3) buildings to be constructed, we hope to maintain
the architectural vocabulary that inspired the original Architect and yet simplify the design. Each of the
buildings will keep the same footprint – thereby sustaining the horizontal undulations – and the same eave
height – preserving the same human scale. The changes we are proposing to each of the (3) buildings is
broken down below:
Campania Office Building A:
1. Substitute clay tile roofing with composite shingles of similar color
2. Remove rooftop units and pour slabs for ground units
3. Eliminate 2-story entry vault while still designating it’s hierarchical value to
Overland Road with an overbuild that ties into the main body of the roof, and also
imitates a method used on other buildings in the complex
4. Bring the height of the stone element down and allow to die into the main body of
roof.
5. Square off some of the arched elements in the vertical plane (such as over entry and
windows)
Campania Office Building C:
1. Substitute clay tile roofing with composite shingles of similar color
2. Remove rooftop units and pour slabs for ground units
3. Eliminate parapeted wall at south side of building and continue hip roof
4. Remove trellis shown on existing Landscape Plan (L1.1) for fire safety reasons
Campania Office Building D:
1. Substitute clay tile roofing with composite shingles of similar color
2. Remove rooftop units and pour slabs for ground units
3. Eliminate parapeted south wall and barrel vault parapet on north and create a
continuous hipped roof
4. Replace entry doors on chamfered northwest façade with window wall to match other
windows
5. Remove trellis shown on existing Landscape Plan (L1.1) for fire safety reasons

Since we are retaining the building footprints, we are able to leave the parking lot and pedestrian
walkways as previously approved.
These design modifications will not only be slightly more cost effective to build (though still be quality
materials and construction) and maintain an affordable lease for future tenants, they will improve some of
the over-designed elements (ie: the barrel vault and mechanical platform that required a two-story wall on
the south side of the building) that would end up obstructing views of neighbors and detracting from the
beauty of the buildings within the development. The overall aesthetics of the buildings will be congruent
with the rest of the structures within the business development and improve the link to “similar” design of
neighboring communities.
We feel these cosmetic alterations are appropriate, appealing, and a benefit to the subdivision. We
