This Narrative is for a Conditional Use Permit for a Restaurant(Coffee Shop)Drive-Thru on
the Northeast Corner of Eagle&Victory Road(Shown on Proposed Final Plat as Lot 1).
The Inglewood Place Subdivision,a+/-8.9 Acre Subdivision,is located at the North East corner of
Victory Road and Eagle Road. This Subdivision was approved for two-phases of development. Phase One
is a R-15 Zone that will be developed as a Senior Living Community. Phase Two will be designated as a
C-C Zone which could include uses such as retail, office, or professional. The Application for Final Plat is
currently pending with City of Meridian. In Applicant's Pre-Application Meeting for the CUP, Applicant
was informed that it could submit this Conditional Use Permit Application concurrently with Final Plat.
Applicant conducted a Neighborhood Meeting on May 25,2021,to present the coffee shop drive-
thru to the community. The site layout for a coffee drive-thm on Proposed Lot 1 is set forth below,
consisting of outdoor seating, 19 parking stalls and full landscaped area. Lot 1 is .774 acres and will access
on the drive lane from Titanium or access from Eagle.
