SPECIAL WARRANTY DEED
C.C.P.D., INC., an Oregon corporation ("Grantor"), for valuable consideration paid by LYNX
INVESTMENTS, LLLP, an Idaho limited liability limited partnership, formerly known as Lynx
Investments, L.P., a California limited partnership ("Grantee"), whose current address is 712 N.
Troutner Way, Boise ID 83712, does hereby sell, transfer and convey unto Grantee, all the following
described real property situated in the County of Ada, State of Idaho:
See Exhibit "A" attached hereto and incorporated herein by this reference ("Premises").
Together with all improvements located on the Premises and all and singular the tenements,
hereditaments, and appurtenances thereunto belonging or in anywise appertaining, the reversion and
reversions, remainder and remainders, rents, issues and profits thereof and all estate, right, title and
interest in and to the Premises.
To have and to hold, all and singular the Premises together with its appurtenances unto Grantee
and its successors and assigns forever.
Subject to taxes for the current year, a lien not yet due and payable; charges, levies and
assessments of record, accruing after the date hereof; easements established or of record; restrictions and
encumbrances of record; rights reserved in patents, state or railroad deeds; and building or use
restrictions, building and zoning regulations and ordinances of any governmental unit.
Grantor hereby covenants with Grantee that the Premises are free from all encumbrances made by
it and that it will warrant and defend said Premises against the lawful claims of all persons claiming by or
through Grantor, and none other; subject to the matters above set forth.
Subject to the foregoing, the .Premises are conveyed to Grantee "AS -IS, WHERE IS" in current
condition existing as of the date hereof.

I West, Boise Meridian, Ada County, Idaho, described as follows:
Beginning at the Northeast comer of the Northeast quarter of the Northwest quarter of Section 25,
Township 4 North, Range I West, Boise Meridian, Ada County, Idaho; thence
650 feet West along the South boundary line of the right-of-way for U.S. Highway 20 to a
point; thence South 116 feet to a point; thence
Southeasterly on a straight line to a point which is 560 feet South of the Northeast comer of the
Northeast quarter of the Northwest quarter of said Section 25; thence
North along the quarter section line of said Northeast quarter of the Northwest quarter of said
Section 25 to the TRUE POINT OF BEGINNING.
