RE: Land Donation—Aviator Springs Subdivision
Dear Colleen,
IAG Capital LLC would like to propose a donation of a parcel of land in Aviator Springs Subdivision to the
Boys and Girls Club of Ada County. The proposed parcel is shown on the attached exhibit as lot 95 and
backs up directly to the new Owyhee High School. The parcel is across the walking path from the
proposed LDS seminary and will have direct access to the school grounds thru a future gated access.
The Boys and Girls Club would be a great addition to our mixed-use development in North Meridian.
Our Plat is still in the preliminary stage and we have submitted an application with the City of Meridian
and once have approval from the City of Meridian on our Preliminary plat we will begin working out the
details. We look forward to working with the Board of Directors in making this donation happen.

Hello Ryan!!
I wanted to follow up with you about the discussion we had back in March about the possible land donation
for a new Boys & Girls Club site in your Sky Pilot Subdivision. Our board met and discussed the opportunity
and were quite excited about the possibilities (provided you haven't changed your mind!) I think the main
questions they would like to nail down are:
• Would there be a specific timeline expectation for when we would need to build?
• If we accepted the land and then ultimately decided not to build a Club, what would your expectation
be? i.e. donate to another non-profit? Could it be sold?
• Is there a possibility we would enter into a written agreement stating our intent to build a club— but
not accept the donation until we are 100% certain we will build?
I know these are all the same questions we covered in our initial discussion and we don't need to answer them
all quite yet. I just wanted to confirm that there is interest on our part... we can hammer out details as things
progress.
The attached document outlines our questions. It also provides a summary of the number of kids we can
serve and types of programs we could offer. I hope this is helpful in some way.
Let me know if there are some next steps that you want to see happen.

Thank you for a really great conversation today. We are excited that this opportunity has presented itself and are
hopeful that something may work out that benefits your great organization.After you get a sense of how the board feels
about this we can get you a meeting with he developer.
Attached is a color plan of the high school. On this plan north is to the left, Ustick Road is on the right edge and the
potential parcel is a blue square on the top center of the page, east of the high school.As discussed,the high school is
scheduled to open for the fall 2021 start of school. Also, attached is the subdivision conceptual site plan. on this plan
north is up and the high school is on the left side of the sheet.This plan is a concept and is subject to change.
I did some quick research and found the following parcel/building/parking info in Meridian City.These are parking stall
counts on existing sites.The code requirement is 1 stall per 500 SF of building.
• 0.5 acre parcel (Orthodontist): 3,000 SF building 1 23 parking stalls
• 0.75 acre parcel (professional office): 6,500 SF building 1 27 parking stalls
• 1.0 acre parcel (walgreens): 15,000 SF building 163 parking stalls
I talked to our client and they are open to growing the parcel larger. How large is unknown but there is some definite
flexibility up to an acre for sure.
