History: Gander Creek AZ PP H-2019-0013, Gander Creek South No. 1 FP H-2019-0108 Additional Meeting Notes: • Property was recently zoned and annexed as part of the Gander Creek South No 1 Subdivision. The subject lot was specifically designated for a fire station. • A conditional use permit(s)will be required for both the police and fire station. CUPs are required to go in front of the Planning Commission. Staff recommends these be addressed under the same CUP, but this will require relatively specificity in regard to site plan, landscaping and architecture. • If the Conditional Use is approved, a Certificate of Zoning Compliance (CZC)and Design Review(DES)will be required prior to building permit. • Given the visibility of the facilities, staff recommends the architecture and landscaping address the adjacent residences. • The City GIS indicates a pathway along the west side of the property(N. Owyhee Storm Ave). Please contact Kim Warren in parks for more details regarding this trail. • Sewer will be available via Gander Creek Subdivision. Water plan will need to be reviewed by Engineering.Water will be available via Gander Creek Subdivision. • Engineering construction drawings will need to show streets,water, sewer, sidewalks, irrigation, onsite stormwater system, and other public improvements. These drawings must be stamped and signed by a registered engineer/surveyor in the State of Idaho. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
