This Design Review Application is for approval of a 1,600 sf office addition to be
attached to the front wall of the existing warehouse. This office addition will provide
space for the existing offices that are currently inside warehouse. This will allow for
forklift access across the entire loading dock area.
An 8,000 sf drive-in freezer will be constructed inside the existing warehouse. This will
be the major part of this project.
Architectural Character:
The existing warehouse building 43 8' in width along Commercial Court and has
(22) loading docks across the front wall (south elevation) fronting on Commercial Court.
A major addition was made in 2008 to connect the buildings and provide some design
elements to break up the otherwise straight 32' high front wall.
A large shade awning was added in 2009.
Office Addition.
This awning is moved out in front on this
Aside from it's functionality, this Office Addition will add further visual interest to the
front of the building and det"me the main entrance, Split Face Block with a smooth block
band around the upper floor is being proposed in lieu of the stucco finish shown on the
original Design Review Application (DES-13-017)
There are no additional parking spaces being proposed The existing spaces are adequate
to support the additional office area.
There are no changes in the existing landscaping. All required landscaping was added
during previous applications.
Capitol Distributing will retain their existing painted wall sign which is located on the
existing warehouse. They are not proposing any new signs.
