Uncle Bob’s Pizza
Dear Ms. Hersh,
The building shell of Woodland Springs development
near the intersection of N Locust Grove & E McMillan
in Meridian is owned by Morgan Business Ventures
and was approved under C-SHELL-2019-011. The
shell Certificate of Zoning Compliance for the
Woodland Springs shell is A-2018-0216.
Suite 140 is currently under review to be an UpCycle
indoor spin recreation exercise facility. Suites
100-120 are currently under review to be an Uncle
Bob’s Pizza restaurant.
This application is for Uncle Bob’s Pizza, which will
be the first tenant use for Suites 100, 110 & 120..
The proposed ~4,000 SF UpCycle facility will be a full
self serve restaurant. Patrons will enter and order
from the kitchen point of sale counter, then find a
place to seat themselves. The pizza’s may be
brought to the table or picked up at the self-serve
counter. A beer & wine or a liquor license is in the
works, but is currently not a part of this application.
The restaurant will have a complete food service
kitchen, a game room and the requisite restrooms. It
is proposed to provide a contained ~500 SF outdoor
seating area on the southwest corner and west side
of the building exterior. This will include changing the
western facing fixed storefront into a sectional
overhead door with dining counter.
Uncle Bob’s hours of operation will be 11 am - 11 pm.
For reference:
UpCycle hours of operation will be: 6 am - 7 pm.
Good Apple hours vary but are roughly: 1 pm - 10 pm
(on the busiest days of Friday & Saturday).
Burn the Boats Tattoo hours are: 11 am - 8 pm.
Table 11-2B-2 Allowed Uses in Commercial Districts
states that a restaurant use is a Permitted use in a
C-N Neighborhood Commercial Zone subject to
specific use standards.
Specific Use Standards 11-4-3-49 Restaurant lists the
only specific use limitation is to document the parking
required and proposed.
The existing facility has 47 dedicated parking spaces,
plus 4 Accessible parking spaces (2 of which are Van
Accessible). There are also 12 additional stalls along
the southern border of the property available for use
shared with the adjacent Maverick property also
owned by Morgan Business Ventures.
Parking Required:
Uncle Bob’s Pizza 4,000 SF @ 1/250 = 16
Burn the Boats Tattoo 1,400 SF @ 1/500 = 3
UpCycle 1,200 SF @ 1/500 = 3
Good Apple Taphouse 2,800 SF @ 1/250 = 12
Total parking required = 34 spaces, well below the 63
available parking stalls.
It is our finding that the proposed Uncle Bob’s Pizza
use is an allowed and permitted use per the City of
Meridian Unified Development Code and Specific
Use Standards have been met. We hope you will find
the same conclusion.
