Broadway Ave. Meridian, ID, 83642 Re: Design Review for Elevate Storage 3755 W. Perugia St. Meridian, ID, 83642 Dear Planning Staff, The owner of the property located at 3755 W. Perugia St. is proposing the construction of a new approximately 92,000 s.f. storage facility. With cues taken from the Meridian Architectural Standards and UDC, as well as the surrounding context, we have endeavored to develop a project which satisfies or exceeds all requirements of Architectural Character. As per the City of Meridian Design Review Application Checklist: 1. Architectural Character: a. Cohesive Design- The proposed building takes form inspired by a contemporary industrial aesthetic. The design is cohesive with The Franklin at Ten Mile apartment Community. Its architectural style and materials are complimentary to its place and purpose. b. Building Scale- The proposed building is two stories in height, similar to the surrounding development. c. Building Form- The form of the building is viewed as rectilinear from the surrounding area and similar to the surrounding developments. d. Architectural Elements- The architectural elements of the exterior facade include a structural steel framework clad with horizontal metal paneling, smooth metal banding, Hardiepanel shingle siding, and cultured stone. The building features modulation at material changes to break up the mass. The roofline is broken up with the use of parapets, and turrets at the corners. Three colors are used to accent the modulation and horizontal divisions. e. Materials- The building materials include horizontal metal paneling, smooth metal banding, Hardiepanel staggered shingle siding, and cultured stone. f. Signs and lighting - The proposed building will have exterior egress lighting at its entrances. The complex will utilize wall mounted lighting on the interior building. Signs will be placed on the building façade and will be a cohesive element of the building design. 2. Parking Lots: a. The parking lot offers ample space for the customers anticipated. 2 regular parking spaces and one ADA parking space with access aisle are provided on site. 3. Pedestrian walkways and facilities a. The proposed project will have public sidewalks that enhance and connect to existing public sidewalks as well as providing additional safety egress access for the building. May also meet fenestration alternative at 40% (see 3.3E). For façades facing roadways that are not public entryways, may meet Fenestration Alternative (see 3.3E). Big box may limit applicable façade area to 30-feet around public pedestrian entries. 2. 3.3E - Fenestration Alternative: Incorporate doors and windows for at least 30% of applicable first floor façade, or suggest their inclusion using faux treatments that incorporate at least two of the following: material changes, reveals in conjunction with color or material change, qualifying modulation such as recessed areas, architectural trellis, awnings and canopies over access areas, detached structures such as pergola, or similar architectural features and details. As an alternative, modulation occurs in 43%, of the overall building façade that faces the roadway. This modulation includes 12” recesses. Each recess includes a change in roof line, change in materials, and colors. Along its façade the building utilizes four different materials: horizontal metal paneling, smooth metal banding, Hardiepanel staggered shingle siding, and cultured stone. These material and color changes happen at each change in reveal. The building also features turrets along the façade to add pedestrian interest. The facilities sales office has adequate fenestration. This façade also includes an awning, hipped roof, cultured stone, and Hardiepanel staggered shingle siding. This alternative doubles the required modulation along the street facing façade. Our multiple materials, colors, architectural features go above and beyond the modulation, reveals, color, and material changes set forth in 3.3E.
