Extended Stay America
Meridian, ID
Non -Residential Standards
Cohesive Design
The proposed Extended Stay America utilizes varies materials, colors and pilasters, along with a strong entry
framed above the first floor to break up the building fa4ade to create an identifiable and inviting building.
The pilasters are a reoccurring theme on all sides of the building providing a strong vertical presence as well
as provide a transition for the projections and recesses of the exterior walls. All building entries are covered
by canopies on all four sides to provide a consistent and visible demarcation for the visiting public. The
exterior utilizes a natural color scheme consisting of a strong bronze, earthy beiges and a white accent. The
primary exterior building material consists of an exterior insulation and finish system (EIFS) with a decorative
brick accent wall at the buildings main entry. Horizontal and Vertical reveals are present on each side of the
building windows to provide a consistent rhythm around the entirety of the building.
Building Scale
The proposed four story hotel incorporates multiple parapet heights that ungulate around the top of the
building. A horizontal EIFS cornice located at the second floor line helps define the color transitions around a
large portion of the building. The 260 foot building incorporates significant modulation, all of which exceed
ten feet in length. At each pilaster, exterior building lighting is present at the second and fourth floor lines.
Building Form
Along all side of the building, the exterior walls project and recess with pilasters defining the transitions along
the wall line. The building roof line incorporates multiple parapet heights and profiles that ungulate around
the top of the building. All building entries are covered by canopies on all four sides to provide a consistent
and visible demarcation for the visiting public.
Architectural Elements
The building exterior incorporates a minimum of three detailing elements consisting of cornice work around
the primary entry, pilasters, decorative parapets, cornice accent banding at the first floor line, and a brick
accent wall at the building entry. The building is design with mechanical equipment located on the roof,
utilizing parapet height and design to visual conceal the equipment from the property line.
Materials
The primary exterior building material consists of an exterior insulation and finish system (EIFS) with a
decorative brick accent wall at the buildings main entry. Horizontal and Vertical reveals are present on each
side of the building windows to provide a consistent rhythm around the entire building. A horizontal EIFS
cornice helps define the color transitions around a large portion of the building. The exterior utilizes a
natural color scheme consisting of a strong bronze, earthy beiges and a white accent.
Signs & Lighting
At each pilaster, energy efficient exterior building lighting is present at the second and fourth floor lines. The
lower lighting doubles as building accent lighting as well as pedestrian walkway lighting, where the upper
lighting fixtures are purely for building accent. The exterior illuminated building signage is modest and does
not contain neon or other strong lighting elements that may create a sky glow affect or light pollution.

Good Afternoon Brandon,
I have attached the dimensions for both single container and double container enclosures. It might be a
good idea to consider having room for a second container (recycling). The location looks good. If we can
get the enclosure design to me the standard we can move forward with our recommendation.
Thank You

Physically configure building designs to reduce disproportioned
architectural scale relative to adjacent uses. Applies to fagades of
development along public roads, public spaces, and residential areas.
For adjacent buildings with greater than 1-story height disparity
(i.e. —two or more stories difference) and within 30-feet of each
other, integrate and align parapet designs, material changes,
fenestration alignment, material reveals, or other architectural
elements and horizontal articulation, to relate varying building
heights to one another. Aligned features do not have to be the
same type (i.e. window pattern on one could align with parapet
on another).
Use pedestrian scale and landscape design elements such as
specialty lighting, awnings, trees or other site elements to visu-
ally relate and transition multi -story buildings (or equivalent)
to the ground plane.
Incorporate pedestrian -scale architectural features to support an
aesthetic character that contributes to the quality of the build-
ing design and connectivity with the surrounding environment.
Applies to facades in developments: visible from arterial or collector
roadways, adjacent to residential developments facing roadways,
facing an adjacent building's primary building entries, and adjacent
to public spaces.
Consistently incorporate at least two (2) architectural features
into the building design that are pedestrian scale, to include:
fenestration patterns; architectural elements such as ledges,
lighting, or canopies; material or pattern banding; or detailing
(see Pedestrian Scale definition).

Use colors that complement building materials and support innova-
tive and good design practices. Applies to building fagades visible
from a public street, public spaces, and pedestrian environments.
Use of subtle, neutral, or natural tones must be integrated with
at least one accent or field material.
Use of intensely saturated colors or fluorescence is prohibited
as a primary material. May be used as an accent material.
Materials or colors with high reflectance, such as some metals
5.2C or reflective glazing, must not redirect light towards roadways,
public spaces, or adjacent uses in a way which constitutes a
public nuisance or safety hazard.
Integrate roll -up doors, will -call doors, drive -through doors, and No service doors located at perimeter of the building.
Goal loading docks into the building design, and locate them in a manner
5.30 which does not create pedestrian, drive aisle, or roadway conflicts.
Applies to fagades along arterial and collector roadways, and fagades
facing public spaces.
For commercial and traditional neighborhood districts, roll -up
and drive -through doors are allowed when integrated into the No service doors located at perimeter of the building.
O O O 5.3A building design, but will -call doors with roll -ups and loading
docks are prohibited. Consider material variation and transitions,
modulation, and other architectural features and standards for
the design.

Lighting fixture spacing and height along streetscapes and
roadways must be placed to avoid conflicts with tree plantings.
Use energy -efficient architectural lighting.
Use lighting fixtures that are consistent with other decorative
hardware on the building. For example, select lighting hardware
with similar color and shape as other building hardware, use
recessed lighting, incorporate uniform spacing, integrate with
other accents and reveals, and coordinate specialty lights with
predominate architectural features.
