Broadway Ave. Ste 102 Meridian, ID 83642 RE: MOSHAVA VILLAGE SUBDIVISION— PRELIMINARY PLAT, ANNEXATION AND ZONING APPLICATIONS To Whom It May Concern: On behalf of our client, Zion Ventures LLC, please accept this request for a Preliminary Plat and Annexation and Zoning applications for Moshava Village Subdivision; the proposed development will be constructed on an approximately 6.5 acre parcel located on Franklin Road near the southeast corner of Franklin Road and Black Cat road. The proposed development includes a total of 30 single-family residential lots with a residential density of approximately 4.63 dwelling units per acre. R-15 zoning is being requested. Preliminary Plat Thirty residential lots and three common lots are proposed for the Moshava Village Preliminary Plat. All proposed subdivision lots meet City of Meridian R-15 dimensional standards; 11.6 % of the subdivision has been dedicated to open space. The average lot size will be 5,869 s.f. There are adequate public services available to this area to serve the subdivision; water and sewer will be extended from Franklin Road. The development will be served with public sewer and water by City of Meridian. Fire protection will be available through the Meridian Fire Department. Storm water will be retained on site and designed by a civil engineer in accordance with City of Meridian requirements. Access to the development will be provided off of Franklin Road and from the north off of Ten Mile. Internal access to residential and commercial lots will be provided via public roads. Annexation and Zoning R-15 zoning is being proposed for Moshava Village Subdivision to allow for our client to have some flexibility in the design of a development of a site that has a number of site constraints.
