5 minute response goal. All buildings will require sprinkler
systems and potentially fire pumps. Check with Chief Blume
about the possibility of partnering for a fire station in the area
of your development. MFD would need a 2 acre parcel. All
buildings will require secondary access.

Planning Review Notes Alan Tiefenbach -The property is not adjacent to existing City limits. The
applicant will have to work with property owners to the east
to include them into annexation for this property to be
eligible. I-L would be an appropriate zone district for this
property.
-This property is within the 10 Mile Interchange Specific
Plan. This plan is specific in regard to uses, and contains
road templates, design standards, etc. Please become
familiar with the Plan directives in this area.
-The Plan recommends the western portion of the property
for Low Density employment to the east and Mixed
Employment to the west. These uses are described in detail
in the plan.
- Staff has concerns regarding how this property will build
out. The Plan would support some percentage of
warehousing or distribution, but the development should also
contain office, light industrial, corporate or business offices,
manufacturing, research and development uses. It is
possible staff will recommend development agreement
restrictions that limit the amount of distribution or
warehousing uses that can build out. There could also be
limitations on the amount and orientation of loading docks.
- Staff also has concerns how this development will interface
with the existing residential to the east. This should be
incorporated into the overall plan and /or the development
directly adjacent should be respectful of the residential uses.
- Staff recommends the applicant prepare a concept plan
and conceptual elevations with the annexation /rezoning
that gives a clear picture of how this development will build
out.
- Staff will likely recommend restrictions on the number of
accesses that can occur off of collector roads.
Wastewater Plan Review Notes Tyson Glock •A portion of parcel S12161318 is serviced to a different
sewer shed then the rest.

• 10" sewer main needs to be extended down Black Cat to
site
• Need to provide to-and-through to parcel S1215325435,

S121532543 must be deep enough to service the western

Water Plan Review Notes Tyson Glock • Water to be temporarly looped from Black Cat through site
and backup to Franklin Rd. Water will be brought across
pressure zones and will require PRVs.

Engineering.
