Fanci Freez Solid Waste Enclosure
Northpointe Subdivision Retail – Lot 3
Planning Staff:
Please accept the following narrative description of the above referenced
project.
The proposed project consists of new construction of a solid waste enclosure
located at the existing Northpointe Retail Commercial development. The waste
enclosure shall be located in the existing planter area to the north of Suite 100 as
currently occupied the Fanci Freez restaurant. Construction shall consist of cast-
in-place concrete foundation and flatwork, colored comb face concrete
masonry units to match the existing construction with a precast concrete wall
cap and a pair of painted steel shape and steel deck swing gates intended to
match the existing solid waste enclosure and architecture. Demolition shall
consist of removal of approximately 30 lineal feet of concrete curb and gutter,
landscape plantings, rock mulch and re-routing of existing sprinklers. The
proposed enclosure is sized to provide two containers, 3, 6, or 8-yard dumpster
and one grease container or up to two 95-gallon carts meeting the dimensional
standards of Republic Services. Any existing trees would be relocated or
replaced in the existing planter to the south of the proposed enclosure of which
we have identified one.
The project is being proposed in accordance with current planning and building
code requirements, with a previously approved conditional use application for
an existing drive-thru on the west end of the building. The proposed enclosure
will provide additional waste storage for the multi-tenant facility as well as
providing an additional parking area buffer to the adjacent residential properties
to the west.
